If you are unable to obtain three bids, you may still be eligible to move forward.

A sole-source or limited bid situation may be acceptable when:

  • the repair is urgent and delaying the work may cause displacement or make the home unsafe or unlivable
  • contractors are not available in your area, especially in rural or hard-to-reach locations
  • specialized work is required and only one qualified contractor is willing or able to perform the repair
  • you can show that multiple contractors were contacted but either did not respond or declined the work
  • the selected contractor’s price can still be shown to be reasonable for the scope of work

In these situations, we will ask for a short explanation describing:

  • who was contacted, when they were contacted, and the result
  • why additional bids could not be obtained
  • why the selected contractor is the best available option

Our team will review the documentation to ensure the repair cost is reasonable and that the work is necessary to restore the home to a safe, habitable, and non-displacing condition.

Approval of a sole-source request is determined on a case-by-case basis.
